Moses Tucker Real Estate broke ground this week on the previously announced 36-unit Legion Village apartments on Rock Street between Capitol Avenue and Sixth Street.

The one- and two-bedroom apartments will lease for between $825 and $1,200 a month. The $5 million project follows, most recently, the firms $13 million MacArthur Commons apartments, 84 units nearing completion across Capitol at River Market Avenue. Its part of a continuing growth of residential living downtown. Said a release:

“We remain committed to adding significant, new rental housing units to the vibrant Downtown Little Rockmarket”, said Jamie Moses, Director of Development for Moses Tucker. “Our MacArthur Commons project is nearing completion across Capitol Avenue and will open in early September and we are excited to report that these 59 units are approximately 75 percent pre-leased. The barriers to entry for new housing product downtown are high but the demand is very strong”, Moses added.

We noted with interest a comment Jamie Moses made to Arkansas Business about plans for the 7,500-square-foot former MM Eberts American Legion Post building, around which the apartments will be built.

Negotiations are underway with an out-of-state group to take a large portion of space in the old Legion Building but a lease has not been signed.

We have a very exciting new concept in the works for downtown, Moses said. It will be a good fit for the River Market residents and visitors.

Moses didnt release details, but described the possibility as restaurant and entertainment.

By coincidence, a recent visitor to Tulsa came back with a warm review of the Dust Bowl, an eight-lane bowling alley and bar popular with the young and hip in that citys Blue Dome District, much like our River Market district. Its the work of a restaurant and bar development company in Oklahoma that also operates a Dust Bowl/Fassler Hall (a German beer hall) combination in Oklahoma City, An employee of the Tulsa business told our friend the company was planning a similar combo operation in Little Rock.

Could Legion Village be the spot? Moses said he couldnt talk about his potential tenant, other than to say that the deal the company hoped to complete would be a new and welcome addition to downtown.
